Landlords: Are you ready for the new smoke & CO alarm legislation?

As you may already be aware, you will soon be required by law to install working smoke and carbon monoxide alarms in your rental properties.

The new law will take effect from the 1st October 2015, and according to Housing Minister Brandon Lewis it will help prevent up to 26 deaths and 670 injuries a year.

A safer private rented sector

Communities Minister Stephen Williams highlighted that these changes were part of wider government moves to protect public safety: "We're determined to create a bigger, better and safer private rented sector – a key part of that is to ensure the safety of tenants with fire prevention and carbon monoxide warning."

The requirements

In detail, the proposed changes require a smoke detector to be fitted on each floor of the premises. This suggests that a separate alarm is not needed on a half landing. As regards to individual flats located on one floor, there has to be at least one alarm within the flat itself or outside the flat on the same floor of the building, i.e. a communal alarm.

A carbon monoxide detector must also be installed in all high risk rooms. We advise you to install one in any room with a boiler or gas fire, or where a solid fuel heating system is installed. The new law also states that these alarms must be tested at the start of every new tenancy.
