If you’re a landlord in London, finding a reliable contractor can be tricky.
Who do you choose to do the job?
We’ve all heard nightmare renovation stories; the neighbour’s ceiling that fell through, the bathroom remodelling job that took four years to complete… It’s no secret that there are a lot of contractors and companies out there who are unqualified and unfit to do certain jobs - so it’s imperative that you employ someone you can trust.
In addition to our team of handymen and plumbers, we're proud to have a team of specialist contractors who help us carry out the full range of property management services.
This includes our Preferred Contractor Inoculand, who are the pest control experts in London. Visit their website here: https://inoculandpestcontrol.co.uk/
Our team of Portico Preferred Contractors are vetted, reliable contractors that we would happily recommend to our clients - and our own family and friends. They are experts at what they do and offer services as diverse as damp proofing, roofing, glazing, plastering and appliance repaid. In many cases they have worked with us for decades.
What makes a Preferred Contractor?
All our Preferred Contractors have to complete an initial trial period before we take them on. If successful, they'll then sign a contract agreeing to work to our high standards of safety, quality and customer service.
By signing the contract, the Contractor agrees to:
- Perform services with the best care, skill and diligence in accordance with best practice
- Conduct themselves in a respectable and professional manner
- Remove any rubbish and leave the site clean and tidy
- Obtain all necessary licences and consents and comply with all applicable laws and regulations
- Obtain and comply with all the accreditations and standards required by the industry in which they operate
- Observe all health and safety rules and regulations
Certificates & documentation
The Contractor also agrees to present certificates or relevant documentation in relation to any relevant qualifications or memberships of approved bodies that are necessary to their trade. This includes public liability insurance, Employers liability, membership to Governing bodies, specific qualifications and Gas Safe Membership (where applicable).
In their guide on finding contractors for appliance repair, REthority lists certifications as one of the most important factors in finding a trusted vendor or contractor. If the company has invested time and money into certifications, there's a better chance they'll invest the time required to get your job done right the first time.
Best value & service for our clients
If the Contractor doesn’t provide a service in accordance with our contract, we require them to carry out additional work to correct the failure - including rectifying any damages as a result of their failure. In other words, you can rest assured that they will get the work done to a high standard.
We’ll tell you how much value you can add to your home!
If you’re thinking of selling or letting your home, we advise asking a Sales or Lettings Managers to come round to the property, value it, and let you know what kind of works it needs to really maximise the price you can get for it.
We recommend Furniture 4 Lets as a Preferred Contractor.
