The Average Cost of Renting In Each London Borough

Our latest rental report has revealed that rents have remained fairly stable post Brexit, and the average rental price for a two bedroom property in London now stands at £1,785 a month.

From the most affordable to the most expensive, here are the average rental prices for two bedroom homes across London... (With some fun facts about each borough too!)

1. Bexley

Average monthly rent for a two bedroom property: £1,108

Fun fact: The eclectic singer-songwriter Kate Bush was born in Bexleyheath!


2. Havering

Average monthly rent for a two bedroom property: £1,156

Fun fact: Romford Market started in 1247, when Henry III ordered the Sheriff of Essex to hold a market every Wednesday. It's still as popular today, with over 150 stalls selling everything from fashion to food.


3. Sutton

Average monthly rent for a two bedroom property: £1,234

Fun fact: Looking for a good education? Sutton offers some of the best schools in the country, making it an increasingly popular place to raise a family.


4. Croydon

Average monthly rent for a two bedroom property: £1,251

Fun fact: Think you're down with the kids? Croydon homes a whopping 84,000 people (approximately) under the age of 15, which is more than any other London borough.


5. Barking & Dagenham

Average monthly rent for a two bedroom property: £1,278

Fun fact: This east London borough is famed for its power station, which pumps out over a third of London's energy!

Fun fact: You can live in the big smoke and be surrounded by greenery! Hillingdon offers over 20 square miles of beautiful countryside, canals, parks and woodland.


8. Redbridge

Fun fact: Woolly mammoths, rhinos and lions have roamed Redbridge! Fossil finds have proved that hundreds of thousands of years ago this borough was home to a host of amazing prehistoric creatures.

Fun fact: Otherworldly activities in Enfield...? The Rose & Crown pub in Clay Hill, which dates back to the 15th century, is said to be haunted by the ghost of the eighteenth century highwayman Dick Turpin, who was best known for highway robberies upon his trusty horse Black Bess.


10. Waltham Forest

Fun fact: Remember spikey haired, boyband Blazin' Squad? Or heartthrobs East 17? They all grew up in Waltham Forest.

Fun fact: Lewisham may just be one of London's strongest boroughs, surviving devastation on not just one, but two occasions. The town centre was bombed in the Second World War in 1944, and there was also a huge rail crash in the area in 1957.

15. Newham

Fun fact: Getting from A-B is a piece of cake in Newham, as it may be the borough with the biggest variety of transport options. As well as the Tube, train and bus, you can hop on the DLR or a cable car and enjoy the capital’s views, jump on the free Woolwich ferry, travel by foot tunnel (if that sort of thing floats your boat), or get on a plane at London City Airport.
