If you live in London, there's a very good chance your house could earn more than you do! So don’t let it sit empty - here’s a hassle-free way to make money while it’s vacant…
Use Airbnb as a stop-gap
Short-term rentals mean maximum income and total flexibility, enabling you to earn money until your property sells or you find the perfect tenant, or while you’re working away / lying on a beach / staying at your partner’s house!
We offer a hassle-free Airbnb management service, looking after the whole process from setting up your property listing, organising professional cleaning and hotel quality linens, arranging 24hr check-in, handling guest bookings and communication, and dealing with all property maintenance.
What if my home is empty or unfurnished?
It doesn’t matter! Our premium Airbnb management service includes the option of Interior Styling, so we can kit out your property from top to bottom with furniture and soft furnishings to really maximise its appeal to potential Airbnb guests. We can also install and set up Wi-Fi if you need us to.
We've found that a well styled or staged property is key to increasing occupancy rates, guest ratings and the amount you can charge.
This is because both Airbnb guests and potential buyers and tenants are buying into a lifestyle, so it’s really important they can envisage themselves living in the property. Bare or empty properties often struggle to get Airbnb bookings, or sell or let quickly, which is why investing in styling a property is such a deal breaker.
All you need to do is let the team know you budget and taste, and they'll put together a proposal for you.

Here’s how we achieved the look:
Staged homes sell for 8% more than non-staged homes!
Better still, the service almost always pays for itself, as our statistics show that staged properties sell for 8% more than empty or un-staged properties. We won't invoice you for the furniture until the end of the month either, so there’s no upfront fee to pay.
How much could I earn?
The average two bedroom London property achieves around £100 a night, but demand for temporary accommodation in London is at its highest in the summer months, with a 2 bedroom property easily achieving £150 a night.
Your monthly revenue would therefore total £3,150 a month on a 70% occupancy rate (the minimum we expect to achieve at Portico Host), which would translate into £ 1,050 in 7 days, or, after the Airbnb fee and our premium Portico Host Management fee, £840 a week.

How much does it cost?
Our premium Airbnb management service is 20% + VAT. This includes interior styling, as well as the following:
- Dedicated account manager
- Optimised property listing
- Professional cleaning
- Hotel linen and towels
- 24/7 check-in
- Welcome book & local discounts
