Now the excesses of the festive season are behind us, we have heaved our ample waistlines into the office and turned our attention to what 2018 has in store. First on our agenda is an important priority for many parents at this time of year: primary school choices and applications. 

Choosing the right school for your child

This can be a time of great stress and uncertainty. Competition is fierce, and parents often start researching and planning years in advance. For some, this can mean moving house – and even job – to ensure they are in the catchment area of at least one suitable school, and will not miss out on a crucial place.

Moving for a better education?

The upfront cost of moving can seem prohibitive. House prices are 8 per cent higher near the top-performing primary schools, and 6.8 per cent higher near the best secondary schools, according to a March 2017 study by the Department for Education. 

Instant ValuationIn April 2017, further research by Rightmove and FindASchool revealed that living near a London primary school rated ‘outstanding’ by Ofsted inflated prices by 13 per cent. At the time the report was published, the average cost of a house in such an area was £678,595, while the average price near a primary school rated ‘good’ was £659,397.

In the long term, however, property experts say that moving to a desirable catchment area is likely to be a canny investment. ‘The demand for houses near schools with excellent and outstanding Ofsted reports increases every year, and this demand continues to drive up prices,’ says Portico Regional Director Mark Lawrinson. ‘People often register interest on properties significantly ahead of school start dates in order to ensure they are ready to apply when the time comes.’

For those without a need to be near schools, renting out their catchment properties can also prove lucrative. ‘It is not uncommon for home-owning families to sell or rent their current property in order to rent near the school, so landlords are able to charge a premium,’says Mark. ‘Overall, schools are one of the most important requirements for families today, alongside key infrastructure such as transport and major amenities.’
