Top Lettings And Sales Properties With Fab Gardens

It’s no secret by now that the conditions of the pandemic have created massive shifts in the market, including significant changes in trends and preferences. Not surprisingly, in the midst of a seemingly endless lockdown, people all over the country have come to value their outdoor space more than ever.

The value of outdoor spaces

Green spaces and outdoor areas have always been popular. Buying or renting a home with a garden or even a park nearby will always command a higher premium, especially in the city, where it’s harder to come by. According to a 2019 market analysis by Knight Frank, properties that boast a private garden are an average of 15.8% more expensive than comparable local properties that have no green or outdoor space. They also found that a balcony adds a little over 6% and a terrace bumps it up by 9.21%. Even a view of the outdoors alone can increase the value of a property by 6.35%.

Proximity to parks at a premium

Interestingly too, analysis conducted by Savills found that proximity to a local park makes a significant difference to property value in London. According to their report, an average property situated within 330ft of a common or park in prime central London is valued at £1,860 per square foot, whilst those further than 330ft are worth an average of £1,720 per square foot. Those that sit within 170ft can command up to £2,170 per square foot.

Garden squares surrounded by villas or Georgian terraces can be worth as much as 50% more compared to nearby properties. West London’s Chelsea and Kensington has the highest concentration of garden squares in the country at 100, but many cities across Britain, such as Manchester, York, Cheltenham and Edinburgh also boast some outstanding examples.

The demand for outdoor space continues to climb

There is surely no greater recipe for increasing people’s desire for outdoor space than to have a pandemic knock the world for six and force everyone to stay at home for unprecedented durations of time. The lockdowns have caused a seismic shift in people’s values when it comes to what they are prioritising and currently, that is a return to nature and to have a sense of freedom to enjoy the outdoors even when at home.

According to Portico Dulwich Manager, Harry Plumb, as many as 90% of buyers are currently listing outside space as a requirement. “Properties with gardens are commanding an additional 5-7% price premium than they were prior to the pandemic.”

And tenants are thinking similarly, too. Harry says, “When it comes to tenants, 70% have gardens on their wish lists, a figure up roughly 50% from 2019. They are less fussy as to the type of outside space, with roof terraces and big balconies seemingly just as appealing as a garden - they just want to be able to get outside. Low maintenance elements help, too.”

With the traditional demand for outdoor space having been magnified further thanks to Covid, and now with summer fast approaching, there is more value placed upon gardens, balconies and terraces than ever before. According to research conducted by GetAgent, it’s also still important to try and lock in a property with a south-facing garden, with a whopping 71% of homebuyers in the UK more likely to purchase a home with a south-facing garden to maximise our elusive British sunshine.
