What do I need to do before joining Portico Host?

Our Portico Host team will visit your property to make recommendations to ensure your property achieves the best return. We have a recommended list of cleaning products and basic items that are essential to ensure you attract the best guests. Our styling team can help to make properties more homely and we can arrange everything for you.

If you are thinking of potentially letting the property long term after the 90 days on Airbnb, it will be worth getting a gas safety certificate, smoke alarm and C02 monitor fitted.

Our team of Portico Housekeepers provide professional cleaning services and we use hotel style linen for the beds.

How much occupancy will I receive?

We would expect to achieve at least 70% occupancy in a month, and achieve higher than this during peak times.

There is a 90 day limit in London on how much you can Airbnb your home annually which is why we will work with you to maximise your 90 days and, if needed, we can find you a long-term tenant whilst you're on Airbnb.

What if the guest damages my property?

All Airbnb listings are covered by the Airbnb Guarantee but this is a Guarantee, not insurance, so it is at the discretion of Airbnb.

In our Comprehensive and Concierge packages we therefore include Portico Host Cover, our bespoke and more extensive insurance cover.

The insurance re-insures your current home insurance (which usually won't cover you for paying guests) and gives you additional cover for theft or damage with up to £2m public liability.

Which service is right for me?

We offer three packages, Essential, Comprehensive and Concierge.

With all the packages you'll get a dedicated account manager and full visibility of your account. We will do all the guest vetting and communication and manage pricing daily to optimise your earnings.

With Comprehensive we'll insure all your bookings with Portico Host Cover. Our Concierge service has the additional benefits of our Meet & Greet service and welcome packs for guests.

Do I need to have an Airbnb account already?

If you already have an existing Airbnb account, we can use this one. Don't worry if you are totally new to Airbnb though, we can set up the account for you with your details.

We'll ask you to complete our sign up form and T&Cs and with this provide some key details about the property in order to set up the listing. Our Operations team will be in touch to visit the property to get all the details for the listing; we just ask for you to provide 3 sets of keys to enable us to ensure there is access to the property for our team, for the Portico Housekeepers and for guests.

Do you list my property on multiple platforms?

We only list your property on Airbnb for the 90 days. For longer term rentals we can also list on the Portico website, Rightmove and Zoopla.

For the short let Airbnb ensures the best occupancy is achieved with the best guests. This is because reviews are concentrated on a single platform, which has the biggest audience of any short let platform. The thorough vetting system, alongside the work of our account managers ensures you also get reliable and identifiable guests to ensure your property is looked after by the visiting guests.

How do guests check-in?

We recommend that all our properties have a police approved lock box located near to the property. This ensures safe access for guests and for the Portico Housekeepers. We also have a set of keys at the nearest Portico Office, so there is always a spare set or where properties cannot have a lockbox guests can pick up keys from the office.

Most of our properties operate with lockboxes and this works best to ensure guests can access the property at a time that works best for them from the check in time of 4pm onwards. We find lots of guests can't commit to a certain time to be at a property so this gives complete flexibility.

We can offer for each guest to be met by a Portico representative within our Concierge package, so this is also an option.

Can I just Airbnb one room? Is there a minimum time I have to Airbnb for?

We will take all properties and rooms within zones 1 to 4, but we do have a minimum daily rate requirement. We generally only list properties that are likely to achieve at least £80 a night but there can be some flexibility with this. You'll find we are the most flexible and accommodating service vs our competitors!

Even if you are planning to do Portico Host just for holidays and weekends this is fine as you'll have 90 days over the calendar year. We'll work with you to try and optimise the time your property is available to pay for those holidays!
