"My job as a Property Concierge, is to look after the property in exactly the same way as a landlord would.

I spend my time zooming around on my trusty Vespa, making sure that the move-in process goes smoothly and that any maintenance issues are dealt with promptly and cost-effectively. We also offer a free maintenance "MOT" between tenancies on the Concierge package which helps keep properties looking their best.

The best thing about our Concierge package is that it gives you access to a local Property Concierge: an expert property manager who will proactively manage the property as if it were their own. They will deal with every issue or problem relating to your property, and they’re on hand to give any advice you may need. As they’re based locally to your property, you or your tenant can conveniently pop in to discuss any matters with them – or just to say hello!
All landlords are obliged to complete a self assessment tax return for HMRC. For landlords taking our Concierge package with only one other source of income, we cover the cost of having an external accountant prepare your tax return. Our nominated accountant will review your rental statements to make sure that you are benefiting from any deductions or allowance available and in so-doing making sure you don’t pay any more tax than you should.
We’re firm believers that a stitch in time saves nine. So in between tenancies, we’ll send in our in-house handymen (free of charge on the Concierge package) to make sure that any minor maintenance issues are nipped in the bud. Our handymen run through a 10 point check list which includes things like fixing dripping taps, clearing sink blockages and replacing any defective light bulbs. They’ll also make sure that the filters on the washing machine and dishwasher are clear and top up the water pressure in your boiler.
