Here are 10 useful things to check during your property viewing:
Take a moment to notice any musty smells or marks on walls and ceilings. Damp isn’t always serious, but it’s worth noting if you see mould spots, bubbling paint, or staining - especially around windows and in corners.
Small hairline cracks are common, especially in older buildings, but wider or uneven cracks could be a sign of movement. Make a note and, if you're buying, consider asking a surveyor to take a closer look.
Modern plug sockets, a tidy fuse box, and well-placed lighting are good signs. If you spot a lot of extension leads or dated fittings, it might be worth asking when the electrics were last updated.
Run a tap or flush the toilet to check water flow. Good pressure is ideal, and poor flow could be a clue that plumbing might need attention later on.
Sometimes properties have a distinctive scent - especially if they've been empty for a while. A strong air freshener or lingering odour might just mean the place needs airing, but it’s okay to ask questions if something doesn’t feel right.
From outside, look up! Are there any missing tiles or signs of overflowing gutters? These are often easy fixes, but knowing about them upfront helps avoid surprises.
Fresh paint or stylish décor can be appealing - but also take a peek behind rugs, wardrobes, or curtains where practical. You’re not being nosy - just thorough.
Take a stroll around the neighbourhood. Notice how busy the street is, whether there’s parking, or if there are any ongoing building works nearby. Visit at different times of day if you can
Pay attention to how much daylight fills the rooms. North-facing spaces might be a bit cooler and darker, while south-facing ones tend to be bright and warm. Think about how it fits with your lifestyle. If you work from home, you're unlikely to want to be in a dark room all day.
Whether you're renting or buying, be clear on the essentials: Is it leasehold or freehold? What are the service charges? What’s included in the rent? Getting clarity early helps you plan with confidence.
