Whether you're a landlord in-between tenancies or a homeowner looking to give your property a little facelift before you sell, there's many little things you can do to quickly add value to your home in this period. Use our Instant Valuation tool to see the value of your home right now and check out our top 5 ways to add value to your home.
1. Get those little jobs done sooner rather than later
As a starting point, why not give the property a fresh lick of paint, a new carpet or sand down the sides? This doesn't have to be too expensive and it will help you sell the property quicker.
For slightly bigger issues, such as damp, cracks or chipped tiles, it's also worth putting time in sooner rather than later, to save the problem, and it's expense, growing later on. Especially as a landlord, the more you do before you have new tenants, the less they will have to ask of you throughout the tenancy.
2. Heating and insulation
If it doesn't already have it, have a look at double glazing (especially on traditional sash windows), wall insulation and heated towel rails. This will prevent damp and cut your heating bill dramatically, a cost saver if you're a landlord or a definite selling point if you're about to sell the property.
There are many benefits to decluttering and providing more storage areas in the property. By leaving only essentials out on kitchen worktops and in hallways, and only having the furniture which is needed, the property will seem bigger.
Adding storage opportunities will also be an attraction to potential tenants and buyers.
4. Focus on the kitchen
If you're going to invest some money in one area of the home, focus on the kitchen. Whether this is just a facelift of existing units, a complete new fitout or even an extension, it's proven that the kitchen is the area of the property prospective tenants and homeowners seek out first and it could make or break their decision. Even if you just add new worktops or cupboards, it'll be a worthwhile investment.
5. Home styling
After you've decluttered your home, why not add a few aesthetic touches. Add a mirror to the hall or bedrooms to make them seem lighter or a rug and a couple of cushions to the lounge to help people on viewings imagine living here.
