“How should I decorate and furnish my rental property to maximise my return on investment?”
We hear this question time and time again from our landlords, so we thought we’d commission a survey to find out the answer.
As part of this survey, we provided 1,000 people (each of whom were looking to rent, with a budget of approximately £400 per week) with a choice of several options for the reception room in a property, and asked them to choose the most appealing one. Watch the video above to see the results!
Tenant survey results:
Simple, modern furniture, neutral colours, contemporary laminate flooring
Homely. Leather sofas, antique pieces and painted walls
Decorated with a feature wall, quirky pieces, wooden floor and neutral furniture
Simple and chic, with minimal furniture, blinds and bright white walls
The results show how important to get the right balance of outlay when preparing your property for rental. Though the winning room was by no means the most expensive to create, it still appealed to the broadest range of tenants.

The winning room contains only the basic furniture, and it’s decorated in neutral colours to attract the maximum amount of interest. It has also been laid out in a manner that makes the room look defined in terms of areas but still spacious. By putting spot lights in the landlord has created an even brighter room, adding to the natural light already present. The room has the natural advantage of space and large windows, but you can recreate the general look by using similar fixtures and fittings:
Tenant deal breakers
There’s no point spending money furnishing and decorating your rental property, if tenants are going to turn it down for other reasons. We commissioned some research which identified 5 key deal breakers for tenants - in other words, the five things that immediately put a tenant off a property. Avoid these at all costs and decorate and furnish correctly, and there’s no reason why you shouldn’t achieve the maximum rent and attract the best possible tenants.
