Renters Flocking To Hammersmith And Fulham

The London rental scene is changing as the pandemic is transforming the market. While more and more people are choosing to rent, certain areas of the capital are seeing a big increase in demand.

And, leading the charge are Hammersmith and Fulham where enquiries are up some 67 percent on the same period last year. They are followed by Ealing, Camden, Kensington and Chelsea and Tower Hamlets.

To see why Hammersmith and Fulham are topping the charts, it’s worth a closer look at why they are proving so attractive.

Areas like Hammersmith are popular with tenants in their twenties who need good transport connections into central London while Fulham is attracting people who want to enjoy a great shopping and pubs and restaurants.

Hammersmith – down by the riverside

In our view, Hammersmith with its proximity to the river, great choice of food and drink, culture and beautiful open spaces is attracting tenants who want to enjoy the local lifestyle of scenic walks, riverside drinking and Sunday brunching.

It’s a great place for shopping too with a large shopping centre, big-name chains and lots of boutiques and independent stores.

Transport is convenient with four different Tube lines so it’s easy to get around London.

There’s a good choice of rental property with the biggest concentration in 1 and 2 bedroom properties where weekly rentals currently average £359 and £425 according to our real time figures.

Fulham – a village in the city

Fulham has all the benefits of living in London but we think it has more of a posh village atmosphere with a host of award-winning pubs and plenty of green spaces.

Thanks to a great concentration of bars, shops and restaurants, locals like to refer to the area as the ‘Fulham Bubble.’ And, of course, it’s a great draw for football fans with two Premier League clubs, Chelsea and Fulham, close by.

Compared to Hammersmith, Fulham has a wider spread of properties available for rental with a choice of 1, 2 and 3 bedroom properties and average weekly rents of around £360 - £624.

A different picture across London

London is a city with a lot of choice for tenants and unsurprisingly, rental prices tend to be highest in the more central areas.

However, the top six boroughs that have seen an increase in tenant demand present a mixed picture with no consistent pattern. Kensington and Chelsea represent the premium end of the market while other areas in the top six offer more affordable properties for rent.

Data also shows that some outer boroughs like Richmond are seeing a significant drop in rental enquiries, perhaps because some office workers are exiting the city to enjoy a quieter work from home lifestyle.

Time for a longer rental?

The COVID-19 crisis continues to cause uncertainty throughout the property market but we have noticed a growing trend in the rental sector for more demand and longer contracts.

Rental properties are available as our real-time figures show, but we’re also seeing landlords offering longer contracts with rent reductions. For both tenants and landlords that is proving attractive as uncertainty about the economy and future local lockdowns remains.
