  • The average London Airbnb host can expect to earn an average of £142 per night on Airbnb, peaking at £153 in July.
  • Summer is the peak short-term rental period due to the increase in travel, meaning homeowners and landlords can expect to earn an average of £1,124 more in July than they can in January. That being said, with 90 days to utilise, most Hosts decide to get their property ready for February, when guests start looking to block out dates for their summer travels.
  • Occupancy rate also increases during the peak ‘holiday months’ from 61% in January to 83% in June. 
  • London Hosts are limited to a 90-day cap on 'entire home' listings per year. However, if you’re a landlord who favours traditional long-let tenancies, it’s still wise to use Airbnb to maximise potential Airbnb revenue. For example, if your property becomes vacant in the quieter months, we recommend listing your property on Airbnb for 90 days during the peak spring/summer months and synchronising your tenancy to start a long-term let in late summer when demand from tenants and prices are highest.

  • The Liverpool Airbnb market is booming.
  • We recently did some data analysis into the short-let market in Liverpool and discovered that landlords with properties in Liverpool, have the potential to achieve yields of 15% or more at 50% occupancy. To put this in context, long-term rentals in Liverpool typically achieve average yields of 8.3%, but Airbnb hosts in Fairfield can expect to achieve a rental yield of 27.2%
  • Additionally, the average property price in Liverpool is £130,000, much lower than in London, and property prices are increasing
  • The average Liverpool Airbnb host can expect to earn £112 per night on Airbnb, with a peak of £125 in November
  • Summer is still a peak short-term rental period in Liverpool, though Hosts can benefit from high returns year round as there is no 90-day cap. Homeowners and landlords can expect to earn an average of £1,691 a month in August, compared to  £760 a month in January
  • Occupancy rate also increases during the peak holiday months to 61%

  • The average Manchester Airbnb host can expect to earn £94 per night on Airbnb, with a peak of £103 in November
  • Late summer is a peak short-term rental period in Manchester, though Hosts can benefit from high returns year round as there is no 90-day cap. Homeowners and landlords can expect to earn an average of £1,296 a month in Manchester through Airbnb
  • Occupancy rate also increases during September to 73%

      How Do I Get Paid?Airbnb Management

      You’ll begin earning as soon as we confirm your first booking, receiving the payment directly into your bank account minus Airbnb’s 3% charge + VAT. Then at the end of each month after you’ve been paid, we’ll take our fee + VAT from your total earnings and the cleaning fee paid by the guests.

      We managed Alan’s property in Islington from January to March 2017. He had plans to work in Tanzania until the late summer and so wanted to let his property out while he was away. Initially he was looking for a short-let but the market was relatively quiet and his property was sitting vacant. Alan therefore decided to put his property on Airbnb to earn some extra cash until he let his property, and in the process synchronise his tenancy to begin in spring when tenant demand would hopefully pick up.
