Becoming a Portico tenant

Looking for a London pad? Finding the perfect property to rent may seem like quite a daunting task, but enlisting the help of a good agent will make it a walk in the park.

Here's everything you need to know about the Portico letting process...

Why choose Portico?

We’re passionate about finding our tenants the perfect property. That’s why our Lettings Consultants take the time to sit down and listen to your requirements before taking you on viewings. It’s easy to become a Portico tenant - we just have a few simple requirements:


Your salary (or combined salaries) needs to be in excess of 3 x the annual rent, and you’ll need to be in a permanent position (and not in your probationary period). If you don’t meet these requirements, don’t worry - we’ll just need a UK Guarantor or 6 months’ rent in advance.


We understand that as a student you’re unlikely to be working in a permanent position, which is why we ask for a UK Guarantor. If you don’t have a UK Guarantor, don’t worry - we also accept 6 months’ rent in advance.

Once you’ve registered with us

We’ll keep you informed of all available properties that match your criteria. If you see a property you like, we’ll get a viewing book immediately at a time that suits you.

When you’ve chosen your London pad, you’ll need to pay the holding deposit and sign our confirmation of terms. We’ll then do our reference checking before you sign the tenancy agreement. We won’t show anyone else around the property after you’ve paid the holding deposit, and (subject to the conditions in the confirmation of terms), it will be refunded once you’ve signed the contract.

We do all our referencing in-house to make the process as quick and efficient as possible. Here’s what we’ll need to see:

Employed applicants: Employer reference, landlord reference, payslips, passport

Students (UK Guarantor): Landlord or hall reference, confirmation of course, guarantor, passport

Self-employed applicants: Accountant reference or tax return, bank statements, landlord reference, passport

Student (No UK Guarantor): Landlord or hall reference, confirmation of course, passport, rent in advance

(A copy of a work or resident visa may be required where applicable.)

The Portico lettings process

  1. Register your details
  2. Viewings
  3. Pay holding deposit and sign confirmation of terms
  4. References and credit record checked
  5. Pay 1 month rent plus deposit (usually 6 weeks rent)
  6. Sign tenancy agreement
  7. Move in and sign check-in report!

Tenant welcome pack

Once you’ve moved in, we’ll do everything we can to make you feel at home. We give each of our new tenants a Portico Welcome Pack. It’s a little gift packed full of move in essentials - we hope you’ll find it useful. (The picture was taken by one of our happy tenants!)

Surprisingly useful

A high proportion of our landlords take our Comprehensive and Concierge packages, which means the property is managed by our expert Property Managers. This makes life as a tenant much easier as our teams are always on hand to help with any property related problems you may have.
