Price Cuts Make Clapham a First-Time Buyer Haven

A short history of Clapham

In ancient times, Clapham High Street was a diversion of the Roman military road known as State Street, which served as a route from London to Chichester. One of the old Roman stones is now on display near the entrance of Old Town’s former Clapham Library.

In 965, King Edgar granted the parcel of land now known as Clapham to Jonas, who was the son of the Duke of Lorraine. After the land grant, Jonas was known as Jonas de Clapham. His family retained possession of the land until it was lost during the Norman invasion of 1066. William the Conqueror took it over and the Clapham family fled north.

By 1086, Goisfrid (Geoffrey) de Mandeville was in possession of Clapham, which the Domesday Book refers to as Clopeham. At that time, there were only a few residents. By the late 17th century however, it was well on its way to becoming a suburb as large country houses were beginning to spring up. wealthier members of the merchant class began to favour Clapham, building villas and gracious homes in the Old Town and all around Clapham Common.

st johns clapham By 1900, Clapham had fallen out of favour with the upper classes. As railways were built, Clapham was transformed into a commuter-friendly suburb. Many of the grand old houses were demolished by the middle of the 20th century, although quite a few Victorian, Edwardian, and Georgian houses remain, particularly around the Common, in Abbeville Village, and throughout the Old Town.

Notable residents through the years included Elizabeth Cook, who was explorer Captain James Cook’s widow. Novelist Graham Greene, composer Edvard Grieg, and William Wilberforce called Clapham home, as did Westminster Cathedral’s architect, John Francis Bentley.

The 1980s saw a resurgence in popularity with the middle class as the surrounding area was gentrified. Today, Clapham’s proximity to more expensive central London neighbourhoods lend to its affluent atmosphere.

A recent article in The Independent reported that “London has now gone through nine successive quarters of falling prices. However, the average price remains around 50% higher than at its 2007 peak.”

Similarly, the UK House Price Index shows a continuing slump in housing prices overall; London’s average prices are down 1.7% in the last quarter and the outer metropolitan region including many London commuter towns show price drops at 1.5%.

That being said, some of these figures are the result of deals that were struck earlier in 2019. Real-time market prices are more mixed, showing drops in some areas and slight increases in others. There’s a growing trend in which second-time buyers are selling their first properties and seeking to upsize. Clapham is attracting many of these buyers, who are also favouring Balham and Tooting.

Part of the reason for this could be that Clapham property price reductions are the highest they’ve been in ten years. According to LonRes, the average reduction from initial asking price to selling price is the highest the area has seen since the financial crisis, at 8.5%. The market is bouncing back however, though only slightly, with Zoopla figures showing the average property price in Clapham stood at £763,788 in November 2019. This is a rise of 2.12% in the last three months (since August 2019) and rise of 3.75% since 12 months ago. Clapham is up 3.75% on the last 12 months.

Adding to its appeal with buyers is Clapham’s lower price point compared to nearby Battersea, where Zoopla reports the average terrace home is priced at approximately 9% more than a similar house in Clapham.

With property prices in Clapham now more realistic and closer to value than ever before, we’re seeing an increasing number of first-time buyers take their opportunity to get onto the property market.

And while it’s impossible to predict what will happen in future months, we do expect the market to gain momentum next year. With an uptick in home sales and increased demand leading to higher asking prices, those wishing to buy property in Clapham would do well to invest while prices remain lower than usual.
