The trend for house hunting in the “Twixmas” period between Christmas and New Year is on the rise, as people are using the long break and their brand new tablets and smartphones (thanks Santa) to start their online search. In fact, last year Zoopla reported a whopping 6.4 million visits between Christmas and the New Year.

Thinking of selling? Here are our top tips on how to make the most of this surge in buyer interest…

Instruct an agent

If you want your house to sell for the best price possible, you need to instruct an agent in December who will be able to get the property on the market in time for the flood of interest in the “Twixmas” rush.

Be realistic

Don't instruct an agent purely based on the fact that they gave the highest property valuation.

Many agents will give a high, unrealistic valuation to entice the seller, even though they know fully well they won’t be able to sell the property at that price. They will therefore sign the seller up on a long contract, so they’ll be able to convince them to drop the price after the property has been on the market for a while.

A realistic, accurate valuation will ensure your property sells much more quickly.

Maximise exposure
